Height & Setback Certifications in Santa Barbara, CA | Height & Setback Certification Specialists

Santa Barbara Land Surveyor has certified structure height and setbacks against Santa Barbara's zoning and California Coastal Commission limits for more than 30 years, work that leaves almost no margin for error on the parcels where it matters most. A height certification or a setback certification that comes back wrong at framing can mean cutting into a roof that just went up, so the measurement has to be right the first time.

A height certification confirms your structure's ridge or parapet height against the applicable zoning or Coastal Zone limit, and a setback certification confirms its position against the required yards, both measured at framing or at completion depending on what your permit requires. What follows covers the difference between a framing and a completion certification, how we measure against the governing limit, setback certification itself, and why coastal and hillside limits leave so little room for error.

What Height & Setback Certification Covers

  • Height Certification at Framing Versus Completion

A framing certification gets taken once the roof framing is up but before drywall and finish work lock the structure in place. That timing matters because a height problem caught at this stage can still be corrected without tearing into finished work. A completion certification confirms the same limit at the end of the job, ahead of final sign-off. Your permit condition determines whether you need one check or both.

  • Measuring Against the Zoning or Coastal Zone Limit

We measure your structure's ridge or parapet height against the elevation benchmark set at permit issuance, then test that measurement against the applicable zoning height limit or, on a Coastal Zone parcel, the limit set by the certified Local Coastal Program. The benchmark and the limit both come from the permit record, not a field guess, so the certification has to tie back to the same numbers the plan checker is holding. Some jurisdictions measure from average natural grade and others from finished grade, and getting that reference point wrong throws off the whole certification even when the field measurement itself is accurate.

  • Setback Certification

A plan checker usually wants the structure's footprint certified against the required front, side, and rear setbacks at the same time as height, so we confirm both together rather than making you schedule two separate visits. Setback certification measures the actual built position of the structure against the yards the permit requires, not the position shown on the plans.

  • Why Coastal and Hillside Limits Leave No Margin

Santa Barbara's Coastal Zone parcels go through California Coastal Commission review, and hillside parcels often carry view-preservation height limits on top of standard zoning, which means the tolerance for error is measured in inches, not feet. A structure that reads a few inches over a ridge-height limit can trigger a redesign, so the certification has to be precise enough to catch that before it becomes a problem at final inspection. A hillside view-preservation ordinance can control before the underlying zoning height limit ever comes into play, so we check both and tell you which one actually governs your parcel.

Our Height Certification Process

  • Zoning and Coastal Zone limit research.

We confirm the governing height and setback limits from your permit record before scheduling the field visit.

We measure the structure at whichever stage your permit requires.

  • Setback verification.

We confirm the structure's position against the required yards.

  • Certification drafting.

We prepare the signed certification showing the measured height and setback position.

  • Delivery to the planner.

You receive the certification ready to submit for sign-off.

  • Re-check if framing changes.

If the framing changes after our first visit, we re-measure before you move forward.

Height Certification Service Area

Most of our height and setback certification work covers Santa Barbara, Summerland, and Carpinteria, where Coastal Zone parcels carry the tightest height and setback review. Our California Professional Land Surveyor license covers this work statewide, so if your parcel sits outside this immediate area, ask and we will scope it.
